One of things you want to look at when making an offer is how long it's been on the market; you'll usually get less resistance to a low initial offer if the house has been up for sale for awhile.

I noticed that finding a house in that sweet spot range from 450 to 550K that does not require tons of updating is quite a feat-when we looked in Oceanside, it took us almost two years-we started in the Fall of 2007 and closed in August 2009, I don't want to scare you because partially because it's also my personality, I tend to research, analyze, think, overthink, but what we noticed was there were plenty of houses priced lower that required work, plenty of houses priced higher that were in a good condition but were a huge stretch for us budget wise, and not much in the range. There is a happy end to the story-after working with us for two years, our agent who by that time knew my very well :-), called us and said "Come right over, there is a perfect house for you". I walked in and fell in love right there and then-the original price was 550K, we brought it down to 510K, we did replace the roof and siding-the roof needed a replacement, the siding really did not but we thought let's do it. The only outdated thing in the house was one of the bathrooms, we replaced it two years ago.

Bellmore is a good spot.

You'll be happy there no matter where you go.

FYI - even though the high school for SOS is different than for NOS, it's the same district, rated well. Elementary schools are split districts btwn Bellmore & North Bellmore and everyone comes together for Jr High - North & South in one school (Grand Ave).

I would personally avoid a flood zone. We live on an island & if you think another Sandy isnt coming back any time soon, you're wrong.

We chose bellmore 3 almost 4 years ago. We knew it was a sought out area due to the trains and decent schools, though not as cachet as say merrick or rvc.

the village of bellmore is better and more quant than the aforementioned two. RVC is huge and has many options for bars and restaurants don't get me wrong, but isn't a smaller community feel.

It's a Blue collar town. Lots of Firefighters, contractors, civil servants, etc.

North Bellmore is a bit unsightly, and that's really our only complaint about the town. We generally tell out of town visitors to take a different exit to bypass the section 8 housing and billy deans is barely noticeable.

This past winter, we were considering moving to a "better" town, RVC, GC, Port Wash, but in the end decided to stay for atleast a few more years and enjoy whatever extra income we would've been spending on a mortgage on our lifestyle instead and enjoying a really safe neighborhood with all amenities right near us.

having said all that, the housing market is terrible right now so be patient.

in terms of commute to midtown manhattan (by penn) is usually an hour and 10-15min door to door. trains run every half hour and the express trains in morning/evening tend to be pretty packed on the end cars (front and back).

Parking for lirr is usually filled by 8 even with the resident stickers now.

I know this home quite well. You are paying a bit more due to location. People that are looking at schools,especially the HS's look south of Sunrise Hwy. This is a PERFECT location for that. Right smack in between Sunrise & Merrick Rd. Zoned for JFK (more desirable for most) instead of Calhoun HS. The place went off the market because instead of selling the owners decided to rent it out. Lease ended. So it was put back on market for sale. I believe the renters stayed there though as month to month tenants until now. From what we were told is they found a buyer & it was taken off market as they are "in contract" & pending sale as of now. So it was not in the market all that time.

I notice that most people use Sunrise Highway as the boundary line for JFK High, but the school district map shows different.
The boundary is actually a few streets south of Sunrise for the west side of Bellmore, and a few streets north of it for the east side.

When I was conducting my house search I researched the district divides extensively and that map you attached is entirely accurate from a high school perspective. It is where the district directs you when inquiring - Calhoun yellow, JFK green and Mepham blue.

I'm from the area originally and ended up setling down in Wantagh.

You're prtty much in the range, but everything is a trade off. You can probably get a cape or smaller/midsized ranch that has been fully redone with central air in the mid $400s. Probably not an expanded one. You can get a split in that price range, but its not going to be completely HGTV ready in the $450 range if its in the "perfect" location it may be in the $500s. You might be able to get a small colonial that has been done in the high 4s to low 5s... but it will be small.

the problem you're going to find is, most of the inventory isn't perfect. Plenty of houses were redone in the late 90s and advertise their updated kitchen and baths. ( from then). All perfectly livable, but not what you'd consider great.

That's what our research had shown as well. We bought a house just north of Sunrise and everything we found said it is in JFK's disctrict, but we haven't enrolled the kids in school yet.
