Now I am confused, one is saying 300k is too much, the other one is saying it is not even possible.
Anyway, the biggest problem is finding a lot.
What does the other guy do for a living... I'm not saying you can't have a company build you a 1 bathroom 900 sf cape or ranch for around 250k-350k...But if you want a colonel, or one of those custom 2 floor homes you see with eat in kitchens, living rooms, dining rooms, dens, master bedrooms and 2-3 kid bedrooms... You are talking 350k-550k... That's just fact...

That's what happens when you ask a vague question like this on an internet forum. Do you not think it makes a difference if you put formica vs granite in your kitchen and baths, hardwood floors vs laminate, high-end trim features vs. bare bones rooms, vinyl siding vs brick or HardeePlank, etc etc?
NO ONE can give you an accurate estimate except a contractor who sees your architectural plans and questions you as to what you want IN the house. And guess what, even then the estimate you're given is not going to include a lot of finishes because the cost depends entirely on what you choose. If you do not understand this, then you do not have a good enough grasp of cost, budgeting and planning to build a house from scratch.
I have never understood why this concept is so hard for people to understand. Are all the houses you've ever seen exactly alike? Have you ever looked at a house and said "wow that looks really cheap" or "wow that is gorgeous and must have cost a fortune"? Do you think there is no difference in cost between the two?
Look up the costs of doing construction in New York - the insurance alone is a killer - think six figure premiums - then add in higher materials costs, higher wages (even illegal immigrants are making north of twice minimum wage), costly permits, etc.

Yes I understand these are large homes and many of you will consider them McMansions but let's just look at it as a case study...
They buy homes for 300k and they knock the homes down.. They spend another 450k-500k between construction, taxes and over head...
Then sell for 800k-900k with land included...
The problem with using this as an example is the fact that there was a house on the land originally. He paid for the land AND the house. Problem in Nassau County is that's really your only option.
