Yes, white flight. Retirees. Can't afford to live here on a fixed income and can't pass up the option of selling and downsizing. The difference is the "white flighters" coming out of NYC now are more brown and yellow than white (I say that tongue in cheek facetiously, not to be racist). Fact is, where the Asian and Indians (and some Slavic) families are moving, home prices and school rankings are Up and climbing. They have the classic LI family values.
LI is built on NYC "flight." White flight off the Island is bunk. Flight off the island is economic, not demographic. Yet.
I believe you're on to something. I've seen plenty of gray flight as family and friends reach retirement. Then there's the red or green flight -- moving elsewhere because you can't afford LI or moving elsewhere for a better career.
It is what it is, mate. Whites in North America and Europe just aren't having kids at near replacement levels. The Japanese are doing even worse. Even Hispanic birth rates have fallen precipitously, particularly among those who have moved to the US. Only Africa and Muslim Asia seem to be having exploding birth rates.
The differences are in how these countries are handling their situations. Americs steadily lets in about one million legal immigrants per year, mostly Hispanic and Asian. Europe seems to be letting in the entire Middle East all at once. Japan... Nope, not much immigration allowed.
All of NY is getting less white, including Long Island. Wide swaths of the wealthy North Shore, former Jewish enclaves, are now heavily Asian and climbing as the Jews retire to Florida. Mid-tier areas like New Hyde Park are now heavily Indian. Lower income places like Hempstead are seeing their black populations displaced by new Hispanic immigrants (same thing is going on in Harlem and Compton, CA, often by violent means).
Demographics change based on our immigration policies and the spiritual exhaustion of the native population. Interesting times.
