Didn't even realize this was being done, never mind already in the works.

I guess it's good for the area. There's literally NO walkable areas out that way. It seems just like another Heartland Square mixed use type thing. They plan on completely Rezoning Yaphank Woods Blvd.

I hope they actually go through with the commercial/retail part of it. Definitely would draw a lot of people being right off LIE/Floyd.

You must be very young. If you've been around for any length of time, you'd know that these things never turn out as planned- they turn into row-houses and housing projects- if not from the very start, definitely within a few years. Planned communities rarely work. Old neighborhoods worked because they were organic- everyone did their own thing and built a house or a business based on their own personal sustainability. When politicians and developers got into the act, and started making things according to some fairy-tale vision of how they *think* things should be, it always ends up having little relevance. So many of these sorts of things have been planned and started over the years....all they ever turn out to be are high-density housing and a strip mall.

I agree. I was going to say in my post, I bet it turns out to only be apartments/some sort of housing. It seems like we never get to the good stuff.

Shame.

I'm not that young, and I DO know that these things always flop. But the website makes it sound like it will absolutely 100% happen.

Oh, I didn't realize that the original post was from you! Hehe, you know this stuff already. I'm preaching to the choir! I didn't even look at the name on the OP- for some reason, I just figgered[sic] it was by some guy who was like "Oh, this'll be great when it's done in 2 months! When can I move in?"

Funny, 'cause they've been pimping these kinds of ideas for Yaphank/Rocky Point area for DECADES! -And all that ever gets built are more townhouses and condos. I remember around 1989 or 90, I bought a truck in Rocky Pt. and I was coming home on that road that runs parallel to Rocky Pt. Rd. but east of it (between 25A and Whiskey Rd. -can't remember the name of it) and i was aghast at all the apartments and row-houses that had suddenly sprung-up on that road! I can only imagine what it must look like today.

Haha that's funny! no worries...I was a little surprised by the tone of your reply to be honest. It really is true though, just more and more unaffordable housing with no jobs to support them.

Maybe this will be the project that actually happens? NAHHH let's not get crazy now.

The problem is getting actual businesses to move in. Look at new village in patchogue. their comemrcial space is mainly empty.
