Please help out this overwhelmed future homeowner😁Our budget is 400k, we are looking for decent schools , taxes under 10k, and decent commute to NYC under 1 hour and a half door to door. Both suffolk and Nassau no preference! Thank you soooo much!!!!
Not too familiar with Long Island, the places that I do know are completely out of my budget. Main concern are the schools and commute to NYC. Any suggestions are appreciated it.
To be realistic, your want list really doesn't jive with your budget. There is not a lot in that price range within your door to door that have decent schools. Not saying you won't find one, but most in that price will need a lot of work if it is within your parameters. I assume you want a house and not a condo or coop. How many bedrooms are necessary and are you a DIY'er?
What's your monthly budget? Taxes are high in LI and it will blow your monthly budget up if you're not careful. For taxes under $10k with decent schools, you're likely limited to places like Rocky Point, Sound Beach, Lake Panamoka and Middle Island. But your commute to NYC will definitely be more than an hour on average. Good luck!

That's nuts there are plenty of places closer than that that he could get in that range. OP check out west Babylon and lindenhurst first.
These are great suggestions, will look into these towns, we are looking for a three bedroom home, we have 2 young children that will start school in the next couple of years. For the right schools and home we don't mind adding a little to our commute just don't want it to be over 2 Hours each way.

I think you could check out Merrick, Bellmore, Wantagh, Massapequa, Seaford, Levittown
Yes, your budget is probably on the low end for those towns, but there are houses out there that meet the criteria. Also I don't know how strict your budget is, there are houses in the mid-high 300s, but 4-450 there are many more houses in those towns
They're all along the south shore of long island, on the Babylon train line of the LIRR. commute to Penn station ranges from 40-50 minutes, then add subway and driving to the station working out to probably 1:15-1:30
You just have to be realistic in what you're getting for your money. you'll find 3-4 br homes, some may need updating, some will have 1 bathroom, none will be large 4 br 2.5 bath houses
