After looking at tons of houses in Syosset and Old Bethpage- we've decided to cross border! Anyone have any information on the following areas- Dix Hills and Commack. Please feel free to suggest any other area you think would be suitable. We're looking for good schools and decent size lots!

For those who may not be familiar with Commack:

Commack is a hamlet (an unincorporated area) partly in the southeast part of the Town of Huntington and partly in the southwest part of the Town of Smithtown, in the northwest part of Suffolk County, along the Smithtown/Islip town line.

Beginning on the north and moving in a clockwise direction, the Hamlet of Commack in the Town of Huntington and the Town of Smithtown is bordered on the north by the Hamlet of East Northport in the Town of Huntington, and the Hamlet of Fort Salonga and the Hamlet of Kings Park in the Town of Smithtown; on the east by the Hamlet of Smithtown and the Hamlet of Hauppauge in the Town of Smithtown; on the south by the Hamlet of Brentwood in the Town of Islip (the Smithtown/Islip town line) and the Hamlet of Dix Hills in the Town of Huntington; and, on the west by the Hamlet of Dix Hills and the Hamlet of Elwood in the Town of Huntington.

The Hamlet of Commack has a different border than does the "Commack, NY 11725" ZIP Code postal zone (i.e., a place can have a "Commack, NY 11725" mailing address and not be in the Hamlet of Commack): places that have a "Commack, NY 11725" mailing address that are not in the Hamlet of Commack are in the Hamlet of Elwood in the Town of Huntington and in the Hamlet of Smithtown in the Town of Smithtown.

I used to live in Commack, before we moved(off LI). We really liked it. The schools were great, tons of shopping and restaurants. We were basically in the middle of the island. It took us about a hour to get into the city (with no traffic). Close to beaches in Northport. All around I think its a great area. Good Luck!

We have been in Commack for 17 years and are very happy with the schools. You can get 1/3 acre up (most neighborhoods are closer to 1/2 acre it seems).
There are some nice neighborhoods in East Northport (south of Clay Pitts Road, north of Burr Road between Larkfield and TownLine Roads) that are also part of the coveted Commack School District (#10) and are worth checking out.
I believe some Dix Hills addresses attend SD 10 also.

I lived in Commack my whole life (24 y/o) and it is a very nice place to live, very safe, people are nice (of course there are a few rotten apples but thats everywhere). The homes are nice and most have a good amount of property. Most homes are in middle class areas but there are pockets of wealth scattered around. The school district is very good, there are lots of stores so there is stuff to do, major highways are easy to access, and its about 10 minutes from north shore beaches. The only negatives are that the commute to nyc is an hour with no traffic and they are starting to build on every piece of land available. Commack is not as upscale as dix hills but in my opinion the school district is better. Hope this helps with your decision.

We've been house hunting in Commack. We don't want a pool, but it seems like every house we look at has a pool.

Both are very nice areas, be aware of a high water table in many areas of Dix Hills. There are alot of wet basements in Dix Hills. Good luck!
