Smart move @ 20% down no need for FHA with that credit score. Plus you can avoid PMI also.

Anything decent in your price range has been selling quickly.

If you're looking to move in time for school start next year, I suggest you start looking in February/March, especially if inventory remains as low as it is currently. Average closing time for loans is about 3 months (can be shorter, can be a lot longer).

In the meantime, I suggest you drive around the areas that you're considering and get a feel for the neighborhoods before you look at houses. This may help you eliminate some locations and will save time/effort when you're ready to pull the trigger!

If you are thinking of taking the LIRR to East New York, think about the distance to the LIRR stations and the cost/timing of parking. Sometimes, you need to be a resident to park in specific lots. Bear in mind that East Meadow does not have a LIRR station.

Unless your child attends one of the specialized gifted and talented dedicated schools where students must score in the 99th percentile for admission, I wouldn't be too concerned. If your child is in one of the district or school based g&t programs, it's on a par or maybe a little under a typical Long Island class. The g&t programs sound a lot better on paper and from administrator's claims than they are in reality. There are lots of camp programs here at various rates, schedules, and interests. The town programs are very reasonable, but usually don't offer enough hours for working parents. There are also Y programs and USDAN, travel camps, camps on college campuses, beach club camps, etc. After you have settled on a specific idea, you can get a better idea by shopping around.

I would look at Valley Stream in the Gibson or Westwood section.walking distance to train and neighborhoods are nice. Houses in the Gibson section zones for SD 14 (Hewlett) will be more expensive.
