Agreed. It's not worth it.

Instead, I'm going to approach some of the Storefronts to see how much they will charge to put a sign on their window. Maybe I can get a good deal. Too bad half the stores are vacant.

If someone gets hurt on the LL property that is being used for business, his homeowner insuarance will not cover it. He will get sued, and in turn will sue you. I wouldn't do it. I would call the town in a minute if a neighbor put a business sign in his yard. No one wants to see that, nor wants to have cars parking in front of their houses all day. Bad idea. Advertise in one of the local papers.
