The Newsday website often runs headlines about the closing of a restaurant here, a restaurant there. Yes, the restaurant business seems risky. However, I never see Newsday articles about the empty-store problems of Long Island's shopping centers, probably because the department stores that anchor the malls are heavy advertisers in the newspaper.

Yesterday, we visited Westfield Sunrise Mall in Massapequa and my wife looked for some clothing in Macy's. Later, I tried to find her there, and I discovered that at least a fifth of the floor space in the three-level store was empty, probably because whole sections were being moved around. Upon inquiry, I learned that one department was moved from the 3rd level and placed in an inadequate spot on the first floor.

Roosevelt Field appears to be thriving, and Tanger Riverhead has few empty stores. However, Sunrise Mall has had about ten empty stores for years, the spaces sometimes temporarily filled by a Hallowe'en store or two. Mall management cleverly camouflages the vacant spaces with a variety of false fronts.

Would anyone comment on other malls (large shopping centers with chain stores as anchors), which are doing well, which are doing poorly?

I don't go in very often, but driving past the Smithaven Mall it always looks crowded. I wonder where people get the money to continually go shopping all the time.
There will always be a need for shopping malls, but the traditional brick and mortar stores are having to change the way they operate. When home we sometimes just stop in Roosevelt Field to check it out. We rarely buy as we now live in a no sales tax state. Even here, in our downtown area, a store just changed the brands it sells. The reason: people were coming in and trying clothing on for size and not buying it and rather buying it online. The store could not survive that way.
So the point of my post is that the ones who have either been able to cater to a niche market, or are creative in marketing and competitive in pricing are surviving. On LI another part of the equation is the lease that the stores hold. Time remaining on the lease and the escalation rate of the expiring storefronts. For example, if ABC store had a lease that formerly had 10% escalation per year and the lease was expiring and the rate was going to 20%. That would have to be part of the calculation of stay or go.
There's simply too much retail on LI. This place is saturated with stores and eateries. People can shop online now, adding to the pressure on retailers.
Karl is right, malls are boring. Personally I prefer a multi-family yard sale.

The South Shore Mall is doing pretty well & has a beautiful new Macys, Lord & Taylors and a lot of new restaurants such as The Cheesecake Factory, Blaze Pizza, Buffalo Wild Wings and Five Guys . Everyone is so nice . My grandson loves the immaculate and colorful new play area and I bring him there all the time before the mall even opens .
I still miss Woolworths , though & Captree Corners .

I shop online when I can. Haven't been to a mall in 5 years. I do go to the tanger outlets in Deer park on occasion and once in awhile I shop at Kohl's.. For those that dare shop in malls on black Friday... I have no sympathy for you. I can sit in my PJ's and order my gifts online.

I miss riding around the open mall on Sundays before the blue laws were repealed and they enclosed it. As kids we'd go into Hills grocery store and bite the ends of the Italian bread off and then turn it around in the bag so no one knew.
Is Sunrise and its surrounding area still as aesthetically "dumpy" as it was a decade ago? That was a huge factor. Also Roosevelt is central enough and large enough to bring crowds from Queens too. Sunrise is kind of stuck down there and had a reputation that is nothing like Roosevelt (which was certainly revitalized). And 3 floors is a lot of space to fill to begin with.
