My husband and I have a two bedroom basement apartment (illegal). Last October we allowed a family of six to stay temporarily while they got on their feet. Well they are still there. We have told them numerous times they have to go and they always have a sad story so we give them more time. Not once have they paid rent on time or even the full amount. We gave them until September 1st and they are refusing to leave until they find another place. My question is since it's an illegal apartment and they are now squatters, can we evict them?
It's illegal so there's no record of it. Do some renovations. Go down there, knock down some walls, tear up carpet, tile, etc. Throw out garbage, etc. It's your house, right? If they don't leave on their own, get a few friends to take every scrap they own and get rid of it. Don't offer to let them remove it, just get rid of it. Have ZERO contact with them. Get rid of their stuff ASAP. They want to make accusations against you, let them prove it. Might cost you a few days in court, but it's worth it. Just remember, while you may have done something wrong by tossing their crap out, nothing can officially be done against you unless they can prove it.

This could be the worst advice offered on CD in a long time and could end up costing lots more than the $5000 mentioned above. And that's before your lawyer fees.

do some upgrades we're coming into winter replace all the windows in their apartment with more efficient ones it wouldn't be your fault if the new windows are on back order till January and it a real shame you already demo the old windows darn it
