My husband and i will be house hunting next year and i am just trying to get a feel for cerain areas. I know the best ones on the north shore (wading river, shoreham, rocky point, miller place, mt. sinai) we are going to be looking in those towns mostly (just have to watch the taxes) But i was wondering how the Canaan Lake area in patchogue is. It isn't far from Holbrook. When i look at some of the houses that are for sale on the internet the look really nice.

Default For those who may not be familiar with North Patchogue

Canaan Lake is in North Patchogue.


For those who may not be familiar with North Patchogue:

North Patchogue is a hamlet (unincorporated area) in the southwest part of the Town of Brookhaven, in the south-center part of Suffolk County, along the Brookhaven/Islip town line.

Beginning on the north and moving in a clockwise direction, the Hamlet of North Patchogue in the Town of Brookhaven is bordered on the north by the Hamlet of Holtsville; on the east by the Hamlet of East Patchogue; on the south by the Village of Patchogue and the Hamlet of Blue Point; and, on the west by the Hamlet of Holbrook in the Town of Islip (the Brookhaven/Islip town line).

North Patchogue is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of North Patchogue have a "Patchogue, NY 11772", "Holbrook, NY 11741" and "Holtsville, NY 11742" mailing address.





For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County):

In my opinion I truly feel that Patchogue is going to turn in to a hot spot in a couple years. Great downtown, on the shore & they are really cleaning it up. I guess time will tell.

Canaan lake is ok. Its quite like Selden or any of the mid island towns.
I would look in Patchogue Village if I were you. Yes, you have village taxes, but the summers by the water is great. The services are also good.

I agree entirely. I hope it can turn a final corner and truly come back and/or reach its full potential.

My neighbor grew up in the Cannan Lake area, he said the mosquito situation in the summer is horrible

drove through canaan lake today! I don't like it at all....some very dumpy looking houses in there, it just doesn't look like a nice area at all

i guess that anwers my questions......LOL

Well alot of Patchogue is like that; you will have some nice homes then some not some nice homes.
