I am considering doing an addition to add 263 sq ft to the first floor of our home, and adding 400 sq ft above this 263 sqft and extending over an existing 137 sqft room that was added by the previous homeowner. The bottom floor addition will be the kitchen and the top floor will be the Master suite. If I am supplying the cabinets, countertops and windows, what would a reasonable cost per square foot be for the addition? I am being told by a few folks that $165 per sq ft is reasonable but I am reading elsewhere ( forums like these) that it should be closer to $120 per sq ft. Any professional advice would be appreciated.

I have received a bid from two contractors thus far, one quoted $165psf ( I furnish the cabinets, countertops, appliances, and other fixtures) and the other was $225 psf and I pick cabinets and fixtures from their selection.


When I was doing an online search, I found a few posts that indicated the cost should be closer to $125 psf. Right now our lower quote for the second story 344 sqft addition is just over $56K. I wonder if it should be closer to $43K ($165 psf -vs- $125 psf)


I will have a third person bid to see where they land.

Your obviously looking for the cheapest price and already have a price in mind. Do it yourself then. $200+ sq.ft. easy.
