Advise needed - Buying a house in New Hyde Park with no basement

Although a basement may be the norm here is a house that appeals to you but now your worrying what happens in X years if you want to sell. Ask your realtor to see if surrounding homes have a basement also ask for the sales history of the home and compare it price to similar homes with basements. Just the fact that the home sells shows that others don't consider it as big an issue.
People speak like their basement is another 800sqft of finished space that they live in every day, the reality is that very often the basement is damp and musty, the "finished" rooms were last done in the 60's shag carpet and all.
You'd have to ask your agent for comps on houses that have sold recently that don't have basements.
Is the house on a slab or is there a crawlspace? Our current house has no basement (they aren't common here) but I did not want something built on a slab.
As VAYankee said if you like the house and are planning on staying in the home a long time, maybe this becomes part of the price negotiation.
Do you like the house, and do you need a basement? You and your family will be living in the house, not the next buyer. Buy what you want to live in, and don't cater to some vague buyer of the future.
A house with or without a basement will sell if the price is right.
If you can manage without a basement, you save on taxes and don't have to drag laundry up and down the stairs. Most finished basements I see are dated, dark and used mostly to store old Christmas decorations.
When I was a kid we lived in a house that had an unfinished basement. Being down there too long set off my allergies and I would get an asthma attack. After that, we lived in a house with no basement and no one missed it.
If it's a crawl space a basement can be added if you got some extra cash laying around.
I actually worked on a job where they dug out the crawl, turned it into a basement which was then turned into an illegal apartment.
That's the real goal, being able to create an illegal apartment.......
Of course.
In Nassau County not having an illegal apartment can be a deal breaker, just like not having stainless appliances and granite in the kitchen.
