TeaJay - Lindenhurst is definately a possibility, I heard you have to be real selective with the areas.
Rocafeller - wantagh is great, but what I've noticed is that if it hits levittown schools, the taxes are generally 2-3k higher.
I'm kinda running into the same issue with Massapequa. It seems most of the houses that are in our price range are Amityville school district.

For the people that watch the LI housing market closely, we have been beat out one way or another on 4 houses already... one being sold witiin 3 days of listing for full asking price. Is the market not as dead as everyone claims, or am I just looking in the popular areas?

The LI market is still very active compared to markets out of the state. You can't go by what you hear on TV about the slump and you just proved that.

From my observation its picking up. The hosue next door to me has been on the market almost 2 years. The taxes are high. But they have come down from an original price of 525,000 to $449,000. The last two open houses had some activity ; the previous open houses had absolutely none.
Hopefully somebody with children will move in soon.

The market is definately starting to pick up, particularly in the lower end of the price range. There is a strong demand for "starter" homes in nice areas. There were a lot of people waiting on the sidelines who are now coming into the market. The good ones that are priced well go fast so you really need to be on top of it, know what your looking for, know what your looking at, and be ready to act quickly when you see it.
Watch out for Farmingdale. My cousin lives there and it has pockets that look like a slum while other parts are very nice. Also part of it is in Nassau and part of it is in Suffolk so that may influence your decision.
Another area you may want to consider is Levittown in the Island Trees School District. Although Levittown sometimes gets a rap for being working class, where I live in the town is very different from the rest of it. The school district is also seperate from Levittown schools and it incorporates Bethpage and Seaford. The people where I live are more professional and almostevery home is expanded. You can find some starter homes in this area in your price range. I would stay away from the Division ave area on the border of East Meadow...it's not very nice over there.

It's middle class, mostly blue collar, lots of community/family activities. I live right on the Levittown/Wantagh border, and I am pretty unfamiliar with the other side of town and turnpike, but many feel that the areas north and west are not as desireable. But think about looking into the areas along Wantagh Ave. I like the "R" section. I would stick with the areas that feed into MacArthur.

I have two friends who bought homes in the area. It really is a great area, many young families, people who care about the community. I would look into it based on your budget but you have to make sure about what area you are looking in.
