What do you guys think about a house with no garage but has a driveway?
How much lower should the house go for?
Fyi, all other houses on that road has no garage since everyone has 35x100 land.

I saw a nice house but had no garage so I had to pass. Was afraid of the elements damaging the car. Street parking was a mess because everyone else had 1 driveway so they park the 2nd car on the street. Probably a PITA for the sanitation people.

My parents' house was built in 1929, and it has a driveway (almost too narrow to put a modern car through) but no garage. Instead, they have the biggest back yard on their block.

If all the other houses have no garage there should be an average going rate for that neighborhood. Therefore, those houses should not go for less because of that.
However, a home with a garage in same neighborhood would command a higher price.

On tight lots with smaller houses, the vast majority of people use their garages for everything except the car. I wouldn't worry too much.

Street parking being a mess is a separate issue, and it is an issue. Elements bad for the car? It's not 1975. Cars do not rust anymore. My 12-year-old Honda has zero rust, and has always been parked outside.

No garage would be a deal breaker for us especially my husband unless there's room to put one up. He's a car guy and a garage is a must.

Cars are waterproof - they get all their use outdoors. Why would you think parking them outside would damage them?

I was worried too, coming from a house with a garage but it has been fine. I love my car too but it hasn't taken a beating and I've been able to work on it from time to time anyway. The sacrifice was a nice dining room though, so that was worth it. In your case I would worry about storage space because that's what the garage is also great for.

Elements is not just rain. It's snow, hail, sun, wind.
The sun can easily ruin your paint/clearcoat in 5-10 years depending on how long it stays on the sun.

When you own expensive cars, you'll know what I'm talking about.

^ mine has been outside for nearly 7 years and shows no sign of paint wear. BTW, some lux brands do use inferior paint (or process).

If you have a lot of trees around though, you should be wary of tree sap and bird poo.
