I had read about a toxic spill nearby. Is that the reason why the homes off of University Dr are not selling quickly even though the homes seem very beautiful from the outside? The particular home I am interested in is on the cul de sac on Jefferson Ct. right behind Nassakeag elementary and is priced under 500k. A similarly priced home on the H-section of Stony Brook seemed a bit smaller and even cheaply built compared to the one I just mentioned. Can somebody tell me why that is so? Whigh house would you choose if you are the buyer? Thanks ahead for your valuable advice and info.

If I had to guess it might be due to the endless helicopter and ambulance traffic going to the ER, the entrance to which is right next to your house. I don't really know about the H section, but it would probably be nicer, though the cheap construction style will lead to problems down the road.

Apparently the spill didn't reach there. NYTimes Article on Spill that notes it's 1500 feet wide 1500 ft. is not even close to you.

Come back to Smithtown, you won't regret it
