Boca raton mandatory equity v non-mandatory equity gated communities pros v cons (Florida: restaurants)

Hi all,
I am planning to move to Boca Raton from New Jersey. Time frame, about two years. My wife and I have vacationed to Southeast Florida for the past thirty years. Most of our time was spent in Boca and Delay. We are interested in only gated communities with numerous amenities to include, golf, tennis, health spa, variety of social activities, restaurants, etc. We are interested in newer communities where the average age is not too senior. I welcome comments on communities in Boca Raton, mandatory v non mandatory, other features, aspects, etc. Delay Beach is a close second choice but aside from dining and shopping on Atlantic Avenue, not knowledgeable about the remaining sections of Delay??? Any downside to Boca or Delray, please share as well. My wife and I are both rertired.
