I'm hoping you very helpful people can help me get some clarity. My wife and I really like Colonial style houses, but we're finding that many of them don't have quite the space we want/need. If we wanted to build out on a 50x125 lot, how would we go about it? My wife and I were thinking we'd ultimately blow out the back, extend the kitchen, turn the .5 bath into a full bath, and add a den, but that does nothing to create a master suite, which we would also ultimately be interested in. Is it possible to add space to the 1st AND 2nd floor at the same time? Assuming a standard Colonial footprint on a standard lot, how much would work like this cost?

I know much would depend on how much we were adding and how much room we have from the house to the garage, but we're trying to get a sense of what is possible.

Yes, definitely possible. Best to keep the expansion to the back than the front or side of the house as they may need a variance.

Yes, it seems like doing it from the back is the only real option. We have a garage back there, so I assume there are ordinances regarding how close the house can get to the garage with an expansion. Can you provide a sense of what this type of work would cost? I'd imagine extending two levels would be quite expensive.

how can someone give you a ballpark with such limited info . I'd say save up to 150/sq ft. Then you can really begin looking into such a project. (It'll cost the typical person much more then that. )

I think Extending two levels would generally be cheaper then 1 level of equal square footage.

Master suite - convert an existing bedroom into part of your master (or 2 bedrooms into 1 master). Use the space above your rear extension as another bedroom. Many options with extra space - you get the idea.

Honestly though, we have a bigger master with vaulted ceilings but you really don't need all the space unless you want a reading area or a makeup station. A lot of the space sits unoccupied by anything. If anything, the vaulted ceiling would help a space feel less cramped.

If you're going to do *something* anyway, only an architect would be able to tell you what's possible in what square footage. Ask them for options. If you want to go the free quote route, ask a contractor for ideas (without plans) first.
