I have a small cape and need a new roof - I had received a quote for around $6500 - Does this sound like an OK price?

The shingles being provided are GAF architectural shingles. There is also an option for 3 tab, but her did not price that.

Any benefit to going with one or the other?

Thanks in advance!

I would ask the contractor:

how many "squares" the estimate is for
whether he will tear off the existing roofing (I believe only 2 existing layers are permitted by code)
how existing (if any) valleys will be treated (either with flashing or weaving of shingle)
how flashing will be done around chimney or other areas (main stack vent and other vents)
what type of shingle is quoted (architectural or 3 tab), architectural are more expensive and have a more "classic" look to them - recommended.
whether ice dam shielding will be used (heartily recommended) and where it will be used
are existing leaders and gutters satisfactory or should they be changed,
the shingle's rating (25 yr or 35),
how long it should take to complete the job,
references of 3 customers,
what guarantee he is providing (labor and materials?),
how the debris will be carted away,
cost to replace roof shealthing if necessary
ask to see insurance coverage for damage to your property and for his workers.

Also ask about attic venting - are there soffit vents and are they sufficient, should / could you intall a ridge vent (recommended) or a roof fan.

Get his quote written so that you can compare it against other estimates and check him out on the Better Business Bureau website.

Roofing is expensive but can be more expensive if it is not done right......

A 5/12 pitched roof (10' from eave to top of roof) x 26 x 46.5 = 1,415 sq.ft. = 16 Squares which incls. waste and dormer estimate (a Square = 10'x10'...100 sq.ft.). You could go with 15 Squares and order more if needed.

Roof Area Calculator

RoofingCalculator.org - Estimate the Cost to Install a New Roof.

The above link calculated an est. $5,822.

Yep, but only the ones who don't know or don't care what they're doing.....

It is incredible how many "contractors" there are out there that are incompetent.
