They will do all 3 at various points. The market dips and spikes. Right now the demand is far ahead of the supply, but that will change. Prices will go up. But what goes up must come down... then they'll level off. In general, cost of living goes up, as do wages hopefully. But lately, wages have remained stagnant. So what happens when houses are up 4% but buyers can't afford the prices? The prices come down (that's not the case now, but likely will be at some point providing the inventory picks up.)

Or when houses are up 4% and mortgages back to 5%+, and a downturn on Wall Street...

If Trump's tax plan goes through, expect housing prices to dive in NY. You will no longer be able to take the state/local tax deduction making your expenses go through the roof!

Unless your marginal rate drops considerably. Its hard to say right now without having any details on the brackets.

I am a tail end boomer, turned 64 this year. Many friends still living on LI, still working. DH and I saved a lot individually before marriage and while married that we were able to retire at 55. We moved at 59. Many friends will retire at 66 and their homes will be on the market, if they aren't staying for family. That said we are the tail end of the boomers and once they are gone the home inventory may wain again.
