Hello all

I'm trying to figure out how to plan my remodel. My house is in Manhasset hills and I need exterior and interior work. My big thing is TIME and I don't want it to take forever to move in due to permits. I want to create a great room by knocking the kitchen walls and vaulting the ceilings and need the roof and siding done, along with replacing few windows and cutting out one window. My question is what is you experience with time frame in getting permits?? Anyone recommend any good contractors?

Contractor can get the permit thing rolling for you. You would have guts to take off ceiling & roofs without permits. How will you sell your house one day?

I know I need to get permits but i heard the wait time is unbearable. Do you know time frame for getting them?

Go there & ask. Depends on the project. I got a fence permit that was done same day. I got another permit for another project that was also done in a 2-3 days.


A good contractor knows the process and how fast to get a permit. A complex project may require to hire an architect which turns into a giant project. As I said, tearing down ceilings and roof sounds like a big project. A buddy of mines did that to expand bedrooms over his garage....cost was over 300 grand and took a year plus.

Last year they took 2 months to open the file for the first time. Then requested more info and corrections and had to wait longer due to our "architect" (plan drawer) not filing what's required and then an issue with the plumbers license. So we had to go back and forth for another 6 months before permits were finally issued.

Having said that, what I noted was when we provide them exactly what they're asking for in the format they're asking in, we proceeded to the next step fast. We added the 2nd floor to the cape house. We had to draw new plans.

A former neighbor did a tear down and rebuild, they are over a year now. Waited 5 weeks for an inspector to check the work on one part. House is still not complete.

I understand but the point was that the inspection is what holds things up once you get the permits.

The general inspector we got was a good guy, he was available and would visit on short notice, but we had a hard time with plumbing inspector, there was about 3 weeks wait time for appointments and if they ask us to change then another 3 weeks for the next inspection. We started in the winter and it took us about 6 months to move in, with interruptions due to weather.

Funny, I’m currently in a very similiar situation. Curious to know how things worked out for you? What was your experience with securing needed permits for your remodel projects? Did you use an architect? Thank you
