im thinking of buying a vacation beach home near nyc. i have narrow it down to several areas. long beach (long island), long branch (nj), and belmar (nj). can any1 here give some pros and cons for these ny and nj areas? what about the cost to midtown manhattan? what is the fares for lirr and nj path train? are taxes the same in both area? also do u have any other suggestion beside these areas. forget about the million dollar homes in hamptons. i will never be able to afford it in those areas.
y point lookout and breeze point? Are they more cheaper than long beach? Where are the located? Northern or southern of LI and how long it takes to get to manhattan? What about the taxes?

You should look at Point Lookout & Breeze Point.........
I agree, although nowadays I think most people in Point Lookout are year-rounders.....and it's very expensive, Long Beach is even pricier.
I don't know how much $$$ it is to get in, but Breezy Point is great....a hidden gem at the west end of the Rockaway Peninsula. Almost entirely cottages and bungalows, all on top of one another. The streets are too small for cars to even fit, you have to walk everywhere....you'd never expect something like it within the New York City limits. Great beaches too.....
Only thing is, if you've got something against Irish people...stay away!!

I forgot to mention, Point Lookout is at the east end of the same island Long Beach is located on. The LIRR to Penn Station out of Long Beach usually takes around 45 minutes and costs $7 off peak, $9.75 peak. In Breezy Point you have to drive a mile or two east to Rockaway Park to catch the Rockaway Park Shuttle, which is an extension of the A Train. It's only a $2 ride into Manhattan but does take much longer, despite being physically closer to Manhattan than Long Beach. Both of these are on the south shore of Long Island.

are there any weekly, monthly discount pass for the lirr just like the metrocard in nyc? when is it consider peak and off-peak, what hours? if it is cheap enough, i think i may live in long beach and rent out my property in nyc instead...lol.

Yes, there are all of those. You can get a month, weekly and a ten-trip ticket. The savings are considerable. The monthly ticket will allow you to ride anytime of day, not just off-peak or anything.
