There must be more to this story. I was a landlord and would never go straight to court after the first missed rent check. In fact, it took me working with a deadbeat tenant for 3 years before I gave up. The courts always sided with me as I showed I tried to work with the tenants. I never hired a lawyer either.

In NY it’s easiest to let the tenant die of natural causes than evict them.
