Hello all, I just want to remind everyone to appeal your assessment.

This is my first doing so and I thought it was going to be easy but the first question is "I believe the market value of the property is ________"

The previous owner never appealed and it's valued at 392,000. Can I bring it down to 340,000? Can I go lower? I did some research around my neighborhood and found a house one block away which looks similar to my house that is 500 sqft bigger that is valued at 290,000. Our house is a bit more modernized but don't think it's valued at 392,000.

The houses on my street look all the same and I am the 3rd person who pays high taxes out of 15 other houses

I also noticed when I put the Parcel ID, it has the previous owner's name. We closed 3 months ago. Will this affect me if I change the owner's name to mine? It also doesn't show the date of sale and price. Still has the previous owner's sale.

Your thoughts?

You need find out what the homes in your neighborhood SOLD for.
If they’re under the assessed value you have a case.

After doing more research, I choose the house(s) that was sold the lowest in their search system and deduct it by 20-40% depending on how often my property was grieved, then submit the new market value. I can submit 230k and hope for the best.

I am working on an online appeal. My house has never been considered for a grievance. Can you elaborate on the value haircut you are arising to? Regarding the 20% - 40%, is there any type of guidance you are using?

Last year when I did it (again), it was hard finding comparable houses that go less than my assessment since it's already lowered. Yet people say to appeal every year. Technically it doesn't make sense especially if the housing market has been good (higher prices = no comps to use). For 2 homes, I struggled to find even 2 comps but I submitted it that way. One house was a success while the other got denied (both already really low).

I got denied every year, even with a Sandy damaged house.
They were always like “no brah, you’re good”.
Screw Nassau County.

I know others will insist on a DIY, but I believe the best route is to sign up with one of the law firms that do this. They don't get paid anything unless they get you a reduction (they take 50% of the first year's savings).

Bear in mind that Nassau and Suffolk are very different in this regard. When I lived in Nassau, I grieved every year and had my taxes lowered every year.

In Suffolk, grieving is much harder. Depending on your situation, some of the better law firms won't even take you on because they know it is pointless to try for a reduction. At that point, you can still file on your own, but at least you know in advance you are only wasting your time.

I used this guide on a facebook page. very popular and informative. Make sure you read the pin posts before asking questions. He will do your appeals for $250 rather than taking half like most companies.

I hired a firm once. Once.
They won.
I got $30 reduction.
I had to pay them their fee + appeal fee. I think it was around $60 total.
Yes, they appealed and got a whopping $30 knocked off my tax bill.

True story.
I’m such a loser.

Thank you so much! This is huge and I would never have known this black magic and how it works!

What a freaking joke btw! How on earth was such a convoluted system put into place? Can't wait for the day that houses are appraised by a qualified person, and then taxed off that value. Two simple steps.
