Hi,

Buying a property in Hicksville and want to remove a load bearing wall between kitchen, dining and living area. What is the approximate cost for 8x8 wall? its a cape and there is room on top and a finished basement.

Just need a ballpark figure without the cost of moving electrical and flooring. Any effect on taxes? Cost of permits or any other costs that I might see?

Also any affordable recommendation for a company that can get it done quick?

Cant say with the info provided... Do you want an 8' opening in the middle of a longer wall? Are you looking to take it out from an outside corner?

Depending on what loads the existing wall is holding and where you plan on putting the opening, you may need to post down to a new footing in the basement.

Ideal conditions, maybe $1500... Worst case, $5000...

Impossible to answer given the limited info. You should get a good contractor to give you an estimate and if you really want to spend the money an engineer could tell you if you would impact the structural integrity of the house.

Total wall length and height is 8x8 it's not connected to anything for the sides (only floor and roof).

Here is a rough floor plan with a circled item that needs to be removed.

Still not enough info, Which is load bearing?

How did you know its load bearing?

Whats above kitchen?

Do you want an exposed beam or flush?

Best to get a contractor to estimate.

I will say that if the open area exceeds 12' in total length, it will start yo get pricey.

There are 2 rooms on top.



It's the wall on the right next to the table that needs to be removed.



And this wall in front.



How do I know its a load bearing wall? An estimated guess.

Getting it flush would be ideal but exposed is fine too. Depends on the cost difference. Also the open area living, dining and kitchen combined will be more than 12'

Your drawing is misleading... The circled wall isnt freestanding, it's carrying the loads of the headers over the connected doorways already.. Call a contractor.
