NOTHING is a sure thing. Especially property in the middle of nowhere where there are plenty of already well established areas that don’t need help fiscally, educationally, and demographically.

Waterfront. Meh.
I'll pass.

Bugs. Chilling wind in winter. Hurricanes, floodd.. Tide stench.
Other than the view in select locations and free parking for your boat, I don't see the appeal.
I love the water. Just wouldn't live on it.

A prime time location with water, beautiful homes and endless possibilities has been deteriorating for 30-40 years and only a 45min LIRR ride to Penn. Mastic will be gentrified next century. Maybe G-dale the 3rd or 4th may reap the benefits.

I wished G-Dale senior bought up Bushwick when he had the chance, but who could blame him. None of us knew. If cheap enough, why not take the risk.
