Neither of those points are accurate or based on any sort of fact at all. Ambulance stations do not attract anyone. New fire/ambulance station club houses are just standard tax payer fleecing common all over Long Island.

Except this risk you speak of also has a very real downside of investing into a dump that will not improve. From what I've read from you here, you speak of it like it's a sure thing which is so far beyond realistic.
