Has anyone used or know of anyone that has used a flat fee real estate agent to sell their house?

Not I, though I just read about some who charge $3k-5k. You'd have to wonder about the viability & workmanship of companies who would perform for so little when they are in no way saturating the market.

Curious what you're looking to get help with exactly. If you're looking to save money, you can always try listing on MLS on your own and being home for showings. Is it the marketing or is it more than that? At least it's currently a sellers' market...

Are you talking about the kind that charges a flat fee to put your home on MLS? If that is the case, you will also have to compensate the buyer's agent. Some people have had some success with this. It really depends upon how much you want to be involved in the process and your skill set.

Actually, I cant see forking over 25 to 30 grand to some dopey real estate agent.

Looks like a little bit of education might be helpful

On a previous occasion, Tom Moser pointed out that commissions are negotiable. I don't know what percentage you're basing your $25k-$30k on.

On another note, mostly there are four parties involved in the distribution of the final commission:

1. the Listing Broker (company)
2. the Listing Agent (individual whose license is with said broker and the person you communicate with)
3. the Selling Broker (company)
4. the Selling Agent (individual whose license is with said broker and who brought the buyer)

##1 and 3 get their checks (how much is spelled out in the listing agreement) and ##2 and 4 get whatever their agreed upon share is from their broker.

I am sorry that you feel that agents are dopey. Granted, like anything else, some are and some are stellar and then there are a bunch in between. I am not an agent, but I do realize the value of a good one. Do your homework and find a great realtor. Go to local agencies, and interview a couple. Ask questions. You do know that most are negotiable with respect to commission, right? You will be glad you did, if it comes down to difficult negotiations or a difficult buyer. Then get a REAL ESTATE attorney, not a general one.
