You're putting down less than 20% - usually requires PMI (with very few exceptions). Did you discuss that with your LO?

My wife and I have excellent credit which helps. Ours is a jumbo loan and we got $700 credit towards closing on top of having 4.125. If we wanted 4.0, it would have cost us an additional $2800 (points - credit from bank) in closing costs but we decided not to go that route.

Right now, many lenders offer lower rates on jumbo loans! Probably won't last...

Mortgage rate is actually 100% if not more.

Look at your papers and do some math. If you are taking out a 30 year slave agreement, its not because you want it, its because you need it.

30 year mortgage makes you a very reliable slave for 30 years.
