Has anyone had an attorney review the contract for a Pulte home? Our attorney says the contract is onerous.

Default Pulte Homes

Our attorney says the contract is very one-sided in favor of the seller. For example, the seller will maintain oversight of the board until all units are sold.

That particular clause is not unusual. Often, the seller retains control of the board for a period of one year after all of the units have been sold. Unfortunately, as an individual buyer, those types of things are pretty much take it or leave it.

I heard of this. I assumed it was pretty standard. Its big down here in Florida with all the developments. It happened in my parents development and then the builder turned the control over to the Home Owners association for oversight. There is still some sort of management company and stuff with respect to things out of the control of the HOA that the HOA has dealings with. (landscapers, utilities, fountains, irrigation, etc)

Pulte is a large, national home builder that includes the Pulte brand of homes as well as Dell Webb and Divosta. I believe they are number 3 ranked nationally in terms of homes built.

Not too much new construction on LI is done by national builders. Not enough open land to really make it worth their while.

Pulte has a few developments going on in Suffolk and Nassau County.

In Massapequa they have a nice one going up. Pool, Fitness Center, Club House.

I sold a few homes for them in Massapequa, but I didn't have much luck with their Oceanside location. It's near the "green mountain" (retired garbage dump) I know they will have other sites that will become available in Nassau County within the next few years.

They give you a lot when you buy from Pulte. Not too many upgrades to order.
