From the state comptroller, tax rates for all Long Island districts except the east end towns. The rates are based off a rate per $1000 of assessed value including library taxes. I think they are slightly off but it’s a pretty accurate guideline.

All counties in the state tax differently, some by every $100 some by every $1000 of assessed value. This is essentially converted so every one is taxed per 1k.

Ex a home has a "assessed" value of 500k the home could be worth 645k, but market value is irrelevant since assessed value is what is taxed. $500,000 / 1000 = 500

Lawerence 500 x $12.71 ( tax rate) = $6,335 in school and library taxes

Levittown 500 x $33.03 = $16,515 in school and library taxes

These values are off, since it was done to show comparisons in the entire state. The order of lowest taxable rates to highest is correct.

Median = Elmont
avg = $22.38

Why is Lawrence cheaper than Levittown? Am I reading it correctly?

What blows my mind is that Central Islip is so high

Not to be politically incorrect or anything, but.. I mean... it's Central Islip.

Thanks for the list, it's really interesting. A few years ago I moved from a mid-$20s to a mid-teens (on the list). My true-tax (no exemptions) bottom line was cut by 57% BUT the size of my house was also cut by 60% (living space) as well. Property (lot) size exactly the same, no swimming pools or decks at either house.

Just pulled out the old property tax bills for both houses during the year that I bought and sold both. The school tax rate at my former house was $17.6570 per $100 of assessed valuation. The school tax rate at the house I bought was $9.5776 per $100.

Library tax rate was 91.7 cents per $100 at the sold house, and 51.5 cents per $100 at the one I bought. IMHO the library system is definitely better at my current (cheaper rate) house because there are multiple branches where I am now, instead of just one. It doesn't matter when borrowing but it does for events and activities that are for patrons only. So I definitely get more for my (fewer) library-tax dollars here. :-)

As far as comparing the two school districts (speaking as someone who hasn't had a kid in school since the early 2000s) I honestly don't know if there is any difference between the two quality-wise. Maybe one has a few more bells and whistles, who knows? Neither are "top tier" (a la Three Village or whatever) but both seem to be regarded as just fine. I've never seen any complaints or red flags here on C-D about either district.

My guess is that the assessed values are higher in other places so lower tax rate does not mean lower taxes per year.

How do they assess the values anyway? Wasn't there an uprising recently in Mineola about assessed values doubling, hence taxes jumping overnight. People living in 500k worth houses with $100k assessed values, and assessor adjusts it to $300k and riots break?

Syosset Central School District Nassau Huntington $30.84
vs Next Door
Jericho Union Free School District Nassau Oyster Bay $19.83

Doesn't reflect real life taxes in my opinion.

Lastly, people always "grieve" what is that all about, why isn't it just one set price? Or if they assess it inaccurrately, shouldn't someone be losing their job? If they over estimate one house, they must be under estimating others?

The reassessment is only in Nassau. In Suffolk the taxes are set by each Township not County wide.
Grieving was done because you basically automatically won in Nassau.

Syosset is really $22.57 the $30.84 is is a very very small section of Homes in Syosset or Laurel Hollow (Nassau) that got Cold Spring Harbor schools (Suffolk).

I don't know much about Lawrence, they do have some very expensive properties. They must have a great commercial tax base. Levittown has no commerical $$.

Also, Laurel Hollow is (or was, back in the day when I was familiar with that area) totally residential. There are no commercial properties to pick up the slack. Contrast that with a school district like Hauppauge which contains not only your typical LI commercial properties but also a very large section of office/industrial parks. Hauppague SD is one of the under-appreciated gems of LI property tax shopping if you don't want to have a slogging commute from farther east and/or don't want to deal with the nightmare that is Nassau County assessments.
