I lived in Baldwin and left.
My advice for others is to buy in Baldwin because it is AFFORDABLE, close to good restaurants in Rockville Centre, close to the Southern State and Meadowbrook Parkways, has a decent library, and its own railroad station that is relatively safe.. and did I mention the Dollar Tree? lol (best place to buy knick knacks CHEAP! )
With that said, don't buy in Baldwin because someone suggests that property values are going to shoot up or that gentrification will occur. IT WILL NOT HAPPEN - I lived on Long Island and Baldwin long enough to know better. But the positives I mentioned above should be enough for MANY people to consider living there. People who suggest otherwise make me question their underlying motives (they might actually live in Baldwin or know people who do, they might want to sell homes there, etc., etc.).
The district is proposing a 158M bond...large bond referendums in majority/minority districts here on the island would concern me..while Baldwin is not Hempstead or Freeport, it's trending downward and I certainly would not consider paying a premium for new construction in Baldwin.

What do you think 10m buys you nowadays? There are several buildings and each building would be brought up to modern technology and eventually save a lot of money in energy costs. Long islanders are extremely short sighted. Malverne just redid their high school with modern technology and built a massive performing arts center. They are a low rated school and an incorporated village with its own police force and those residents still voted yes to a massive bond. Malverne has ensured that people will continue to want the to buy houses there.
South of Merrick road is okay. I would not want to buy a home where you are considering your purchase. I also wouldn't buy in Baldwin. Have you considered Merrick?
