Hi, I been searching to buy an house from the past two years at Long Island, but unable to find any decent house at good neighborhoods. I finally found one great house under my budget at north east of Westbury New Cassel, which is located by Brush hollow Rd and Prospect ave. I know the schools aren’t so great there and really not planning to have any children the next 6 years. I been visiting the area often especially at Roosevelt field mall and Salisbury park Dr, but not familiar of the upper side. Is the area better when compared to Roosevelt, Freeport, or Hempstead? I know many East Indians are moving at Westbury. My loan is extremely low and can only afford an house in $380K range, and I cannot go any further down LI since I work in Manhattan. I currently live in queens Richmond hill and don’t mind Hispanic people as well.

It is all relative. Compared to the areas named, I think that area is the gold ring. That, again is relative only to your named areas. I will also say that she areas have better sections but they are still in a "bad" neighborhood.

Try Baldwin & East Massapequa (Massapequa with Amityville Schools). There are homes under $380k in those areas.

In that price range, almost all are "cash only" and/or Short Sales...

Get a good Hagstrom map that shows school district borders. There is a part of Westbury zip 11590 that is within the Hicksville school district. It's a wedge-shaped area with streets like Bonnie Drive. True for all of Nassau and Suffolk counties: As a buyer, you must be very certain of the school district. Do not take the agent's or owner's word. School district lines sometimes make strange zig-zags.

In the 1960's, this area with Westbury mail addresses was quite Jewish. It changed to high-income Black families. Maybe it has changed again in recent years.

To compare school districts' achievements on examinations or graduations, hunt for the occasional table that appears in Newsday. There may be a NYS Ed Dept table with the same information, but non-public schools avoid detailed comparison charts.

I notice that a lot of Indians(including Indo-Guyanese) seem to “follow” middle/upper middle class blacks in Queens and parts of Long Island.

You gotta know what areas to look.


Of course there is always Freeport, Hempstead, Roosevelt & Uniondale … but Baldwin and East Massapequa are decent areas to get affordable homes

Listed as Bungalow built in 1924, no basement; 5 rooms, 3 beds, 1 bath, detached garage
FLOOD ZONE = flood insurance!

#2 - Central Ave in Baldwin
Cape built in 1888, basement with low ceiling; 5 rooms, 2 beds (one "very tiny"), 2 baths,
1 1/2 detached garage. Being sold "as is", and any FHA repairs would have to be
made by buyer; catch 22: bank will require repairs done to close, buyer takes a risk fixing it and
if deal doesn't close, buyer is out the $$. (If mention of this is made, chances are there are things
that require fixing.)

#3 - Rockwood in Baldwin
Short sale; price not yet approved by lender. Listed as Bungalow built in 1924; 7 rooms, 3 beds, 2 baths, 1 detached garage
Occupied by tenants and difficult to show; must do drive-by first.

#4 - Centennial in Baldwin
Built in 1943; 6 rooms, 2 beds, 1 bath; 1 attached garage. Tiny, outdated kitchen. Difficult to see size/condition
of other rooms.

#5 - Eastern Pkwy, Baldwin
Colonial built in 1935, basement with "elevated storage only" (water!!); 7 rooms, 3 beds, 1 bath.
No garage. FLOOD ZONE = flood insurance! Master bedroom is on 2nd floor, no bathroom. Has
been on the market for 5 months.

#6 - Park Ave, Baldwin
Listed as Bungalow built in 1920, 6 rooms, 3 beds, 2 baths.
above ground pool without CO; looks like only 1 bath may have a CO


Why am I mentioning the years the homes were built? Bungalows used to be "Summer homes". Houses built that long ago are often poorly insulated, unless some owners have done substantial work to improve that = higher heating and cooling costs.
