Hello.

I’m looking to buy a condo within 15 miles of Coram. So far I really like Colonial Woods Whispering Pines in Yaphank and Silver Ponds in Manorville. I don’t have children so I’m not concerned with the schools. I’m mainly looking for a safe, quiet area with a country feel to it.

Regarding Colonial Woods, what effect do you think the new 150 acre mixed use development that will have a 24 hour Walmart Superstore will have on the area? I’m worried that traffic and crime will spike.

Just a generic answer, but you already have touched on it. Any 24 hour property, be it a convenience store like a 7-11 or a superstore like a Walmart, will impact the community. Traffic into a Walmart during the day and the trucks overnight would be a concern depending upon how close you are to the area in question.

Oh okay. I was going to recommend the Vineyards at Brookfield in Center Moriches. Brand new, fairly priced, and not too far from where you are looking.

If it were me, I would opt for Manorville. I do not care for the communities closer to Yaphank like Gordon Heights and Shirley. When all the construction is finished, it is going to be rather congested in that area.

What are the Silver Ponds condos going for? I remember when they were built and they were selling for $106k back in the day.

I'm not familiar with the area, but I can definitely tell you to stay away from that Walmart.

If you decide to move to Yaphank, beware there is a residential area there called German Gardens. It's supposedly a private community; today the entrance road into this area is called "Private Road," but back in the 1930's the main street was named Adolph Hitler Strasse. The area was a Nazi based site that included a Nazi summer camp for kids. If you don't believe it, Google Longislandpress.com Camp Siegfried, Hitler's Long Island. The Long Island Railroad even had a special train run for the camp in the summer taking kids out there from the city.

I only recently discovered this area filled with hate (biased Germans still live there) within the past few days. I wouldn't live anywhere near Yaphank knowing this.

Manorville is the better choice of the 2 by far - and in East Moriches there is a small condo enclave almost on the water with detached condos. It's a gated community with a beautiful horse farm at the front. Have been there to a friend's place a number of times in the past, and it struck me as having a very country feel. Very well kept. No idea of the prices, but I'll bet a realtor in the area will know the name of it. I would recommend taking a look. Not an over 55 community.

Just my 2 cents.
