Has anyone here bought a ranch and added a floor? Are you happy with the results and would you recommend your builder or contractor? i am considering taking on a project like this and would like to know if anyone has any information or suggestions? Is it worth it?

We almost bought a ranch recently and had a contractor out to give us some ideas about how we could expand. He said it would cost 200K to add a floor. We scrapped the idea after hearing that.

Start with an architect......

Figure $110-$150 per square foot of addition. This does not include finish materials .....carpet, paint etc.

The footings of the foundation must be inspected to see if it can handle the additional load.

How old is the house?

it was probably built in the 50's, but we've noticed that a lot of the surrounding houses have built up. we have about 200k to work with if we do decide buy this ranch... but i am not sure whether it would be worth it.

Thats a tough call..........IMO, need a good architect to make sure that the addition does not look like one.

Footings in the 50's should not need extra support.

The nice thing about renovation is that you end up with what you like and want.

I do have clients though that end up spending more than if they bought another more expensive house.

Some also find construction stressful....good luck!

Where is the house located? I used a decent architect located in Huntington & a contractor in Island park.

Real roughly...$125 a sq ft. Depends on a lot of things. A second floor is a lot less costly being you don't need to dig a new foundation. It is possible however that you may need to add additional support but that's usually not that big of a deal. The additional money is in the demo of the roof and naturally getting the second floor dried in ASAP.
The real money usually comes in with all the finish work and the new taxes
Also...don't ask for prices before you get a set of plans otherwise you're wasting other peoples time as well as your own.
You might consider getting a real basic set of plans to start with just to get some pricing to see if it's worth your while and if it is you can then spend the additional money and get more intricate in your plan.

Take into consideration the price you're paying for the home, the cost of the addition, the space/usage you would gain, increased taxes -- then see what you can get for that figure within the community. See if it's worth it that way. If it is, then bring in a good architect for a set of preliminary plans and start getting estimates based upon that.

In other words, if the ranch is $400K and the additions are $200K, what else can you get in that neighborhood/area/community for $600K -- don't sink too much into a house making it the most expensive house on a street of houses that won't command that much.
