There is a small townhome devlopment by Atlantic Beach bridge in Atlantic Beach, address 200 Bermuda. I think 1 or two units are interested in selling, not on MLS you could swing by and ask. Only like 6 units.

I'd be looking at that too but very few houses with docking. You'd end up driving to Merrick or Freeport for the best train service.

There are two town owned marinas there, one within walking distance of all the houses, the other less than half a mile away if keeping the boat close, but not at home is acceptable.

There are many things that people say is a "must have" and after exploring what is available, the "must have" change to "wants" and the balance between hitting most of the 'most haves and wants' gives them pause. Is one house that has everything else they are looking for, in the area they are interested in worth giving up for one that may hit all, or require a change in location? Only the buyers can decide.

At their budget they can prob get all/most their must-haves
