Proximity to NYC with more living space. You can have an extra bedroom and a patio, and no need to BBQ out on the fire escape or convert the dining room to a third bedroom.
Also, some good quality beaches, excellent and varied food selection, good schools and an airport hub.
On the flip side, lots of aging, rundown housing stock, high costs, storm vulnerability, creaky infrastructure, poor local job market, crowded and broken roads, dysfunctional local governments and difficult access to the mainland.
I think this is reasonable. What did I miss?
Give it 10 more years, houses are being torn down here at an alarming rate. I’m sure there are many more I know of 3 houses in My town in the last year that sold for 960k-985k and have been torn down. Builders are getting bolder and building more $$$$ houses. The market has been trending towards newer and pricier homes. Million $ homes in Hicksville, Bethpage has seen 965k, Plainview is hitting 1.5m. The old and tired housing stock won’t exist eventually accept in areas that people don’t want to live in.
It’s crazy!! Who’s buying these? I know mortgage rates are at a all time low but its still a lot coin every month!

You're right about the trend, but I think it will take way longer than 10 years. In the last 10 years here, while there have been rebuilds, not even 1/4 of the block is built up. I'm recalling 3 houses were re-done...
Sorry you don’t but I live life to the fullest! Kids or no kids.
It’s not just one single thing or another. It’s the whole package. It’s being able to shoot to Robert Moses after work for a few hours in the evening. Or heading to Bethpage park to do some fishing. Or happy hour down at a waterfront restaurant. Etc. The only thing I truly hate here is the weather. But that would be anywhere in the northeast. When I do leave it will be for warmer winters!
If you can get your kids' activities in on the weekends and still make it to the city for dinner and a play, more power to ya. i don't believe you or anyone is doing that on a regular basis and when I lived 40 minutes from NYC did not know anyone who did it - ever.
Couldn't care less about fishing (which I could do in my neighborhood if I chose) nor was I hitting happy hour with small children in tow. Again more power to ya. I'm very happy with how I live my life and there's plenty to keep anyone occupied around here, particularly for the outdoor enthusiast and lots of stuff can be done year round. What's sad is waiting for retirement to live where you really want to live. You're going to be old before you know it. That's a fact. No one ever said "I wish I had more money/worked more/spent more time away from my kids" on their deathbed.

In the 7-8 years I lived in your town. It’s incredible how many houses have been torn down or converted to colonials. It will take some time, builders haven’t started tearing down splits yet since they can’t get em cheap enough, eventually they will.
