Hi all-
I was hoping you could help me with estimated costs for the following utilities on a 2500 sq ft house in Nassau County:
Homeowners Insurance (not near water)
Landscaping (assume a 70 x 100 lot)
Electric
Heating (diff between oil and gas?)
Water
Sanitation
Am I leaving any utilities out? Trying to work out a budget on what size house we can afford. I've already factored in taxes. Ignoring repairs - I have reserves for that - trying to work out the monthly cash flow.
Homeowners Insurance (not near water) Depending upon construction $1800 - $2000 yr
Landscaping (assume a 70 x 100 lot) $250 mo Apr - Nov with chemical applications
Electric $300 mo CAC? Stove? Dryer? Heat?
Heating (diff between oil and gas?) $2500 yr oil
Water varies by carrier and location
Sanitation inc in taxes
All the above can be off by a lot or spot on depending up several variables not the least of which is your usage.
Homeowners Insurance (not near water): $2k/yr slightly bigger than 2500sf
Landscaping (assume a 70 x 100 lot): $0, cheap and quick ourselves - invest like $250 in a self-propelling mower and < $100 on a trimmer. 30 minutes, done.
Electric: $100/mo. avg'd out between cheap ~$60 winters and expensive ~$200 summers
Heating (diff between oil and gas?): gas is definitely the better option - 99% reliable, no need for maintenance at all as opposed to annual for oil and haggling with pricing. Gas avg'd out is $100/mo. (last month was $60 so opposite months from electric).
Water: $30 every 3 months, dirt cheap. How cheap is dirt?
Sanitation: included with general taxes ($6k/yr general taxes which is on the high end, not including school taxes).
Other monthly expenses we always have to account for are food ($1k/mo.) and tv/internet ($100).
when you're looking at homes, it's not uncommon to ask the seller for bills from the last few months.
When we bought our last home on Long Island and went with balanced billing, our first bill was astronomical because they based our estimated payment on the prior homeowners usage. They must have had the A/C on 65 all Summer long and the heat on 75 all Winter long. The bill was easily double what it eventually proved to be for us (73 in Summer, 68 in Winter).
So clearly your numbers can vary wildly. Assume worst case when planning so as to avoid a harsh shock to the financial system.

Homeowners Insurance (not near water) $2000 per year
Landscaping (assume a 70 x 100 lot) $40 per cut = $160
Electric $200 per month, $300 per month with CAC/pool filter
Heating (diff between oil and gas?) Oil (prices vary a lot) I est. $200 per month
Water $50 billed quarterly $150 +/-
Sanitation part of your taxes.
OTHER: cable/Wifi $250 Pending on service/boxes
$50 per month. Sewer tax if you have sewers. Billed quarterly
Summer you really don’t get any oil deliveries. However, you have landscaping.
Additional money needed for spring/fall cleanups. Mulch in the summer time.
As far as electric. My friends & family bills vary widely! Some pay $150 per month, others pay $300+++++
I have a 2,500 sq foot high ranch. Mine are roughly as follows:
Homeowner's - $2,700/year (we're waterfront, but that doesn't affect the homeowner's premium too much since it doesn't cover flooding anyway)
Landscaping - I do all my own, but I know the previous owners used a service that charged $1,500 a year
Electric - Used to be in the area of $150-$200 a month, but now I have solar panels and just pay the minimum $13/mo grid connection fee
Gas - Typically in the neighborhood of $60/mo except during the winter, which is for our dryer, hot water heater, and oven. In the winter it's around $200/mo, with a peak of $330 once when we had a period of sustained temps in the single digits. I had radiant heat put in downstairs this summer so that should have at least a small positive effect. Things like insulation and whatnot will also affect this.
Water - $30/mo except during the summer when I'm running the sprinkler. It'll be $100/mo then. Our area has stupid expensive water. Many places will be like 1/3rd of this cost when using the same amount.
Sanitation - built into property taxes
