Isn't Lindenhurst a village? Village taxes aren't usually shown on MLS and other sites.
Also: flood insurance.
A part of the perimeter of the Village of Lindenhurst uses the mailing address of Lindenhurst without paying Village taxes; the tip-off is the different school district. Also, North Lindenhurst is not part of the Village.
Village taxes are supposed to be disclosed on all MLS listings and in most instances are.
Flood insurance is indeed an important point to consider. The FEMA map (or a good Realtor/P & C insurance broker) would be helpful to find out if a property requires flood insurance.
That's a tiny "cottage", with "cozy" rooms. The property is less than half the size of surrounding lots and looks like a shed compared to its neighbors, "normal" sized houses. Plus the "house" sits all the way back on the lot, with no room for a backyard. They just reduced the price again, now to $299k (started at $355k)
Longshot, but what towns could get me under 10k in annual property tax? in either west suffolk or nassau? small home of course and we do not need any schools as twins are now age 21.
Try South Freeport (South of Atlantic Avenue or Merrick Road I believe), it has low taxes because Freeport has their own electricity and you don't need schools anyway so that's not an issue. However you may need flood insurance though (at least if you're south of Atlantic Avenue). Also this is in Nassau.
