Village taxes are supposed to be disclosed on all MLS listings and in most instances are.

Flood insurance is indeed an important point to consider. The FEMA map (or a good Realtor/P & C insurance broker) would be helpful to find out if a property requires flood insurance.

West Islip

There are plenty of “houses “ under 10k. Just gotta look around.

That's a tiny "cottage", with "cozy" rooms. The property is less than half the size of surrounding lots and looks like a shed compared to its neighbors, "normal" sized houses. Plus the "house" sits all the way back on the lot, with no room for a backyard. They just reduced the price again, now to $299k (started at $355k)

Occasionally E. Northport or Greenlawn.

What difference does it make, in 5 years you will be paying 10K or better anyway

^ True.

But if you have a decent job your pay will increase with the rising taxes.

Try South Freeport (South of Atlantic Avenue or Merrick Road I believe), it has low taxes because Freeport has their own electricity and you don't need schools anyway so that's not an issue. However you may need flood insurance though (at least if you're south of Atlantic Avenue). Also this is in Nassau.

Small but 8k taxes, excellent neighborhood.
Off market. Sold 2 years ago. Not available. How does that help the OP?

Hopefully it rises in proportion.
