It can’t get worse here because it was already bad before. They can’t raise property taxes more than 2% on top of a max 2% property value gain. So 4% max.

The fed printed 30% of the worlds money supply last year and 4% < 30%

NY politicians would have to find a way to make up the 26% loss on top of next years 30%.

That’s 56% of more money they need and guess what, they are getting 4% plus a little bit from the stimulus package.

You know what the means? It means teachers and cops, now have to actually do more of their job for less pay. Can you imagine how funny this is ?

I agree but folks said the same thing about other areas such as Bed-Stuy, Brooklyn which had people from various parts of the country moving there. I know it doesn't compare to Long Island. Also, that may have slowed down a great deal though. I just don't know how Brentwood and the surrounding areas would be able to handle all the crowding and additional traffic that would come with all of it. The original developer for Heartland Town Square passed away in 2020. Let's see if his sons will pick up where he left off or if the whole plan will go away.

Can you define gentrification? Do you mean lower Manhattan, midtown Manhattan, Billyburg kind of gentrification?

If so not in this generation. You have to wait for this generation's children to grow up, and get out of their parents shadow. Which means any place they will move to has to be pretty dumpy prior to them moving in. Otherwise, its not getting out of any shadows.
