Next to Brookhaven Hamlet is the charming village of Bellport (reminds me of a new england village). The portion of Bellport around and to the south of S. Country Road has picket fences, well kept houses and the waterfront.
I live just north of Sunrise, north of the outlets. Here's my recommendation.

North of Sunrise (Sid Farber/South Village developments, Atlantic Point): Average, as are the surrounding areas in East Patchogue and Medford. Sunrise blocks off undesirable foot traffic well enough, and you have a Home Depot, outlet stores, and Stop and Shop right around the corner.

Between Sunrise and Montauk: STAY AWAY. This is the bad area of Bellport you hear about on TV.

Between Montauk and Bellport Village line: It's okay, but not the greatest. Not as bad as the previous entry.

Bellport Village: The other poster described it best as a New England-like village. Very nice.

The schools could be better, but it isn't for lack of trying. South Country's administration is not as horrible as some other districts in bad areas (read: William Floyd, Roosevelt, Wyandanch)

I have several coworkers who live in Patchogue and Medford. They all say that the school systems, Patch-Med, has improved alot over tlast 5 years. As for the shootings? Very, very rare. They have their occasional crimes such as any other towns do. With the rivitalization of the downtown of Patchogue I see it making a turn around for the best. Time will tell.

I always was under the impression that Patchogue Medford had gang related issues, a lot of shootings. Am I completely off base? If so, sorry in advance.

East Patchogue residents attend the South Country School District, and this is made up of several communities- East patchogue, Bellport, Brookhaven, parts of Yaphank and Medford.I have been living here for 25 years, and raised 3 sons in this school district. The schools have greatly improved in safety in the past decade, due to a dedicated response by BOE and administration. Most violence occurs in the neighborhood of N. Bellport, not in the schools. My sons have received a good education here (oldest just graduated from college- full athletic scholarship; my senior twins are headed to universities on partial athletic scholarships). However, there is a level of poverty (and its accompanying impact on academic achievement) that impacts the delivery of a quality education in this district, but nothing that good parenting and a stuctured home cannot overcome. So, indeed, there are challenges. The Varsity Football program is an amazing experience for the athletes, families, and the community.

By any chance, would your house be for sale?
