I have a Cape with two bedrooms upstairs and half bathroom but we would like to convert it into a full 2nd floor with 3-4 bedrooms and 1 full bathroom. Any ideas on costs now in 2021?

Don't know about the construction costs but your taxes will increase and depending on the Town you're in, you might have to get a larger septic system!

3 or 4? Are you removing the two from the main floor? Are you renting the second floor?

Yes, we would like to turn the 2 bedrooms in our 1st floor into an open space family/living room. Our kitchen/dining room is small and we want to expand living space in the first floor.

300k sounds a bit overkill. we are not trying to knock the whole house down lol. and in regards to taxes they are going up anyways every year so we might as well turn it into what we want/need.

we already have an existing bathroom upstairs so no need to to upgrade the septic system.

Lumber prices ticking back up, supply shortages, inflation.
The longer you wait, the more it’s gonna cost, and the longer it will take to finish because many materials will be short. The tax thing is what it is. They will increase.
Hopefully the window tax won’t go thru. They’re gonna start taxing the amount of windows you have.

It's not about the number of bathrooms - it's about the number of bedrooms. Having four could trigger the requirement, depending on your local ordinance.
