We are looking to buy a home. Does a cesspool need to be inspected? we are having a home inspected in dix hills on the weekend and the regular inspection does not include a cesspool inspection. We are wondering if we should hire a separate company for that or if it’s even necessary. We don’t know anything about cesspools. What are your thoughts folks? Thanks in advance!

I would. If you don’t want to spend the money at least ask for maintenance records if any. You want to know where the clean out access is and where the location of the actual cesspool is. Was it ever replaced ? Is it block construction ?

I didn’t inspect mine and it’s been 4 years. I wish I did spend the money thought but I got lucky.

My neighbor told me he brought his house 3 days later he was installing a new one. Some get lucky some don’t.

I would. And maybe the company that inspects can give you some tips on having one.

I definitely would. God forbid it's leaking, and you have to pay to replace it and clean up. Is it really worth saving $500?

A reliable cesspool contractor will be able to tell you if the original cesspool was replaced. Most homes built here in the fifties and sixties had a "block construction" as noted , and many collapsed after 30-40 years. The replacements were precast concrete with a concrete dome, and when replaced , contractors often added a similar "overflow tank" with the same capacity, which is a good thing. Once the contractor locates the pool, he can dig down to see if it's original or not, and also determine if it has an overflow. He will also tell you if it's near capacity or not.
I would definitely have it checked out. Ours collapsed a year after we purchased the house (it was 33 years old) , was not a pleasant experience.

I am surprised the Dix Hills area hasn't switched to sewers yet.

I live in Dix Hils and we did not do an inspection for Cesspool. We asked when the owners last had it pumped and ended up pumping after we moved in(wife was worried). If you really want spend money on that then go for it.

It’s not really their choice. A very small area is on sewers. I wouldn’t connect even if it was an option. It would be 800-1k a year for me in sewer fees and septic costs $300 every 5-7 years. Don’t flush wet wipes, tampons grease etc and you should be trouble free.
