According to the attached chart, Long Island outperformed all New York City metro area suburbs including Westchester. Maybe things on the island aren't as bad as what some people are saying.

That has no effect on anyone not selling their house.

It would skew the graph in favor of LI even more. Although some might say that Hamptons has a large number of secondary homes so putting it in might not give an accurate picture of people buying primary homes.

Southold, Shelter Island, South Hampton, East Hampton are never included in RE reports. If they included them avg price of a home would be significantly higher as the avg sale price on the east end is closer to 2m.

Maybe, but the chart measures number of home sales, not prices. Still, including the Hamptons will show an even higher growth in number of sales based on the strong buyer interest there since the pandemic started.

Have studies been released detailing how many sales are NYC-based people moving onto LI, vs Long Islanders relocating within Nassau and Suffolk, and how many have just fled?
