Friend is renting a house to a few folks and they very well he would rearrange their dna if they tried to screw him.
Boundaries have to be set early on.

Unfortunately the NY tenant laws in NY really favor the tenant over the landlord. But that's what you get when you live in a woke socialist state. Everything favors the criminals, and dead beats who try and skirt the law.

The best advice I can give anyone if you are even thinking of being a landlord is to put any utilities in the tenants name. This way, if they try to not pay something or skirt you on the utilities, it's in their name so then their electricity and cable will be going off, not yours.

Detecting arson, yes. Knowing who started the fire, no. The average criminal is a complete moron, and yet even murderers get away with it 50% of the time.

Think about this. You want to storm into a politicians office and complain that your tenants are not paying you the rent in your illegal apartment that you are not paying extra taxes for.

I don’t feel too bad for any illegal landlord. This is the risk you take. I never would rent out to anyone. I was single and even had a basement apartment with outside separate entrance and would not even consider renting to someone and allowing a stranger into my house. I was paying $3000/ mo and would rather pay all of it than have a tenant. My mothers friend rented part of her house a fees back. Turns out things were missing. When they finally kicked the tenant out, they found that she count a hole in the wall and she would get into the laundry room and go through the house when the owners were out.

I know one thing I would never ever be a landlord in NY. I’ve heard way too many horror stories of trying to get dead beats out. The landlord always loses.

Exiting the NY market was one of the best life decisions we ever made. Our 50% ownership in a small 3 unit in queens was a nightmare. After year 3 of using funds from sale and investing in sfh in FL we where already making more $. Today our holdings are worth 4x the queens property. NY is a very tough market. There needs to be a better balance of not having people become homeless and not allowing owners to go 2-3 years w/o rent.

Once 60 days behind you should get 30 days to be paid in full. On day 30 if it’s not done you get 5 days to vacate and on day 6 it’s an eviction. I think that’s to long, it gives tenant a chance and landlord doesn’t have to get financial destroyed.
