I just used Homestar Inspections today. The guy was pretty good and thorough.

By the way, thanks for the messages from some people about lawyers and Home inspectors, I appreciate it

Anyone can recommend an inspector.

1) The inspector must be registered and approved NYS. All must be able to provide you with a NYS Professional Lic. #. This way you know they are insured.

2) They should belong to a Home Inspection Assoc. like NAHI or ASHI.

3) Years experience and if its a full time occupation should be asked.

4) Ask to see a sample inspection report.

I second that, Elke. Met Rich at an inspection for my buyers just this past Sunday (at 8 am!!). Very thorough, patient, knowledgeable and offered to come back when the hot water is turned on to test that system.

Years ago, when I was in Real Estate, a buyer of mine hired someone to do an inspection in January, then closed on the house. Not a week after closing he discovered that every pipe was broken, including the ones to the out door hot tub. His inspector had turned on the water to inspect everything, but not drained anything, nor told anyone he had left the water in the pipes - including to the hot tub on the deck - and he left the heat off. What a mess.
