Certain zip codes may show abnormal movement percentage wize because of the relatively small number of homes. For example, if there were only 6 sales for the quarter last year and 9 this year it would show a 50% increase.

for number of sales only, not avg. sales price

That can be scewed as well with a low number of sales.
