My fiance and I really like this 4 bedroom, 1 bath house. The thing is, we'd HAVE to add another bathroom. We both definitely don't want to live with 1 bathroom. The thing is, my parents keep saying to never buy a house with a 1 bathroom. It's fairly easy to add a bathroom in this house since the area we would put it in is right above the downstairs bathroom.
Do you think it would be better to buy a 3 bed/2 bath house and add a bedroom, or go with this 4 bed/1 bath home and just add a bathroom?
I'm really tossed about what to do. This is a really nice house and I'm afraid we'll miss this opportunity if we keep waiting. What would you suggest?

I really don't want to rent anymore. It's really a waste of money. We can afford a house, so we don't want to rent and throw away money that we could use for a house. Thanks for your advice though.
If I had to pick one I would go with the 4 BR, 1 Bath. It will only be 2 people living there at first. So you can get away with one bath. A second bath can be added later down the road.
Unless you are going to do the work yourself you better find out with a contarctor and/or plumber what it is going to cost you.
Also, if this house is in Nassau you better find out the code concerning the sewer system. If I remember, there are more restrictions on adding bathrooms because the sewer system is being over-loaded.
If the house is in Suffolk you might have to add new and larger cesspools.

Good point and I know they hammer you taxwise on baths.
Yeah, but if you buy a 2 bathroom the taxes will be higher than a 1 bath anyways. Its a wash. That might even be more of a incentive to buy a 1 bath if your going to be tight on the payments. Then add the 2nd bath later on.

Im fairly certain the taxes would be lower if the bath was existing rather than added later.
Not too sure on the wash.
Its definitely cheaper to add a Bed than a Bath construction wise.
A lot less BS with the town too.
