The Biney Breezes is really nice, like a tiny suite with a little kitchen, steps from the ocean. I think it might be owned by the Diocese of Rockville Center or something. You can walk to the village of Montauk.

Oh, also... if you want to take your GF someplace great for Dinner, try Dave's Grill in montauk or Nichol's in East Hampton. Both great food, nice enough to feel like an "official date" but still laid back.
We've stayed at The Royal Atlantic for years....it's right next to the Ocean Beach, a block or two from town. I like RA better only because you can literally step out onto the sand from your room. Have fun!
I agree Royal Atlantic was great. But I only know this from many years ago.
Montauk manor was awesome but not ocean front.
Panoramic Inn was also great-but this was years ago-don't know how is it now.
Sands Motel offers cheap and cheerful oceanfront... not fancy but clean and good plumbing and stumbling distance to the village bars!
