Deer Park is just south of the Long Island Expressway and does have some nice residental neighborhoods.
There is a large scale outlet mall planned to be built there - so be aware that may bring a great deal of traffic to an area that is already pretty burdened. I know there has been a tremendous amount of opposition against the mall, but I believe it's going to be built. You may want to take that into consideration.
On the eastern most park of Deer Park...expanding roadways and adding trains and buses....shouldnt affect all Deer Park
I am in the process of buying a home in Deer Park, and my property is close to Dix Hills. I agree that there are some forbidden areas I recommend not moving into, but that rule applies in every town. I also recommend searching sex offenders in your area.
